West End streets could become a vast new public plaza under latest plans
"The proposals include making Regent Street St James's, Waterloo Place and the south side of Piccadilly Circus traffic-free, creating more than 35,000 square metres of new public space in the heart of the capital. There would also be wider improvements to junctions, pavements and drainage across Regent Street and the surrounding area. Currently, Regent Street St James's is for northbound road traffic, while its neighbour, Haymarket, is for southbound road traffic. The plans would see Regent Street St James's pedestrianised, and Haymarket converted into two-way traffic."
"This is a once-in-a-generation opportunity to transform major parts of London's West End. The proposals would create more than five football pitches' worth of new public space for the 160 million people who work, shop and visit the area each year. This plan would improve traffic flow, reduce congestion, provide wider pavements and safer crossings, support cycling, and introduce more trees and places to sit and spend time. We're really encouraged by the positive response so far and look forward to developing the deta"
Regent Street St James's, Waterloo Place and the south side of Piccadilly Circus will be pedestrianised, creating 35,000+ square metres of new public space. Regent Street St James's would close to northbound traffic while Haymarket becomes two-way and Waterloo Place would be pedestrianised at the Pall Mall junction. North of Piccadilly Circus the central island would be removed to allow wider pavements and cycle lanes, with wider improvements to junctions, pavements and drainage across the area. Allies and Morrison are leading the design, shaped by public feedback, with public realm consultation in summer 2026 and work due to start in early 2029. Expected benefits include improved traffic flow, reduced congestion, safer crossings, more trees and seating, and better conditions for walking and cycling.
