Fourth sky garden approved for Fenchurch Street as new tower gets green light

"Sitting halfway between the "Sky Garden" and "The Garden at 120" is 130 Fenchurch Street, currently occupied by a late 1950s podium tower block. This will be replaced with a new, taller tower that will feature a double-height public garden terrace on the 17th floor, facing south and east, as well as an indoor cultural space. There is an expectation that the 17th-floor cultural space will be used for exhibitions and art displays."

"There would also be a public viewing gallery and outdoor terrace on the 20th floor facing south and west. There is also space being provided for an extension of the gallery on the lower level. In line with City policy, this elevated public space will be open to the public, free of charge, seven days a week. A new ground-floor pedestrian route will also be created, linking Fenchurch Street to Leadenhall Market, Cullum Street and the Lime Street Estate."

Fenchurch Street currently has two rooftop garden galleries, with a third under construction and a fourth approved. 130 Fenchurch Street will replace a late-1950s podium tower with a taller building featuring a double-height public garden terrace on the 17th floor, an indoor cultural space for exhibitions, and a public viewing gallery plus outdoor terrace on the 20th floor. A lower-level gallery extension is planned. Elevated public spaces will be free and open seven days a week. A new ground-floor pedestrian route will link Fenchurch Street to nearby streets and the Lime Street Estate. Demolition is scheduled for 2026 with completion planned for 2030. Vacancy rates in newly constructed office buildings have fallen to about 0.5 percent.
