A Club Pilates studio has an application to open at 1034 Valencia St., between 21st and 22nd streets. A San Francisco Planning Commission hearing is scheduled for Oct. 2 where merchants plan to oppose the proposal. Merchants and neighbors argue that formula retail would undermine Valencia Street’s distinct character. Formula retail is defined as businesses with more than 11 locations and at least two standardized features such as identical decor, signage, uniforms, trademarks, or servicemarks. Club Pilates operates over 1,200 locations and is a subsidiary of Xponential Fitness. Franchisees CJ Liu and Carrie Wu state their studio is independently managed and they held community meetings before the commission decision on any conditional use permit.
